Chimney Repairs
Scaffolded properly. No ladder work on a stack.
Chimneys are the single most common source of leaks. The mortar blows, the lead fails, the flaunching cracks. None of those fixes itself. All of them are straightforward when the scaffold is up and the work is done in the right order.
- Full re-point in lime or OPC mortar to match
- Flaunching renewed and pots re-bedded
- Lead flashings replaced to Code 4 or 5
How we do this job properly.
Re-pointing
Out with the old mortar, in with a matched lime or sand cement mix depending on the age of the stack. Struck back flush or weathered, your call. Older houses get lime as a default because it lets the brick breathe.
Flaunching and pots
Flaunching is the mortar cap that holds the pots in. When it cracks, water gets into the stack and the pots start to shift. We hack it off, re-bed the pots plumb, and cap in fresh mortar with a clean weathered finish.
Lead flashings
The original flashings on most houses are stepped lead into the brick joints, with a lead apron or soaker arrangement around the base. When they go, they go. We strip the failed lead, rake out the joints, dress new Code 4 or Code 5 lead in, and point back with matched mortar.
Rebuilds and removals
Where a stack is past repair we can rebuild above the roof line, or take it down entirely and make good the roof. Both options get quoted honestly, with a clear recommendation.
Before you call, the quick answers.
Q.01How do I know if my chimney needs work?
How do I know if my chimney needs work?
Staining on the ceiling of the room below, damp in the chimney breast, mortar falling into the fire, or visible cracks in the flaunching from the ground. If you're seeing any of those, get someone up to look.
Q.02Do you remove chimneys no longer in use?
Do you remove chimneys no longer in use?
Yes. Full removal above roof or full removal including breast work depending on what you need. Building control sign off where required.
Q.03How long does a re-point take?
How long does a re-point take?
Usually one or two days once the scaffold is up. The scaffold is what adds time, not the mortar work.
